Photo Album: Fixing Another Company's Crawl Space Work in Lake Hopatcong, New Jersey
A year before this customer gave us a call, someone "fixed" the girder and encapsulated the crawl space in this home. The company this homeowner decided to do business with at first was not insured at the time of this project and went out of business shortly afterward. Because of their deception, this particular family had no recourse. They were charged a large sum of money for a job that did not fix the problem they were having.
When we first inspected the problem we recommended an architect/engineering company we work with to help straighten out the problem. We also contacted the New Jersey Consumer Affairs Department to help get this family some financial relief. We wanted to go out of our way to try to help.
We eventually came up with a plan after discussing the most practical options and coming up with a drawing with the architect. From there, we brought it to the building department and got to work in this 20-inch-high crawl space. We installed oversized footings so we could support the house and have them in place for the new columns. We then jacked the house up. While the house was supported, we removed the girders that were installed incorrectly by the other company.
To fix this problem we installed LVL girders on new footings and columns. We also patched up the existing encapsulation material with our CleanSpace, installed a new pump system and SaniDry CX in order to control moisture down there as well. After completing the encapsulation work, we closed the floor back up and the homeowner completed some of the work themselves to keep the cost down.
Sadly, this type of thing happens to homeowners more frequently than not. They get pressured into signing a contract with someone they believe is going to fix a problem. The problem doesn't get corrected and the homeowners have to pay again. This should not be the case. We truly are the basement and crawl space experts. There shouldn't be any holes in any encapsulation system. On top of the structural repairs that were at hand for us, we also had to fix this encapsulation job.

This is not the proper way to fix a home's structural problem. If there is any rotten wood, it should be fully replaced, which is what we did.

Removing the Girder
This girder is so rotten that you could pull it apart with your hand. It was not adding any support whatsoever to the house.
Replacement Beams
The first thing we did to fix this job was jack up the house. Then, we replaced the beams and poured new footings for the new piers to sit on. This is where the new girder gets its support.

Foundation Repair and Crawlspace encapsulation in Vernon , NJ

The homeowners were having an issue with a crumbling foundation and dampness due to a dirt crawlspace. We repaired the foundation, added an entry door to the crawlspace and installed Cleanspace and Silverglo.
We arrived to 5" of water on the floor but when we left it was completely dry and with our work it will remain dry! We installed a SuperSump and 60' of FlowGuard. The combination of these two products ensures that any water that tries to get into the basement will be drained and pumped outside. To make sure the moisture in the air was under control as well, we also installed a SaniDry XP in an adjacent room.
