Crawl Space Repair Photo Album: Excavation and Drainage Project in Branchville NJ

   At this clients home we had to combine excavation, drainage, masonry work and humidity control to create a larger, more useful space. Our homeowners provided some of the utility work themselves to help keep cost down......we always appreciate the inclusion of our homeowners, when they have interest in these projects.    For an area like this, it's hard to give all the information in pictures. In the room we enlarged, there were 2 fuel tanks and plywood retaining walls. It was dirty, very humid and confined. A third fuel tank was in the lower section.    We excavated as much as possible without disturbing the structure of the building and installed reinforced footings . We then constructed the masonry retaining walls and reinforced them with rebar / filled solid, creating the upper room. We back filled the walls with a cement mixture to prevent settlement. After the walls were up we installed our WaterGuard product around the entire perimeter (upper and lower) with a vapor barrier and drainage matting. A SuperSump with UltraSump were installed in the same location as the existing pump (a second pump was abandoned). We then poured the floors. After the slabs were poured for a couple of days we installed the SaniDry Sedona and drained it into the pit.    Relatively speaking this project was expensive, it was also necessary to do something with this otherwise useless area. Now that the project is completed our homeowners have a useful storage area where their belongings and utilities aren't being damaged by mold, soil, water and critters! It also made the house more desirable for when they decide to move on.
